A short list, no sales pitch. Catch it before you are standing in a cold shower or a wet garage.
Water heaters usually give some warning before they fail. Here is what to look for in a standard tank heater.
Many tank heaters last roughly 8 to 12 years. Check the label on the side for the manufacture date. If yours is in that range or past it, plan ahead instead of waiting for it to fail.
A puddle or damp spot at the base can mean the tank itself is leaking. A leaking tank can't be repaired. It needs replacing. If you find water, turn off the cold water supply to the heater and turn off the power or gas, then call a plumber.
Brown or rusty-looking hot water, with cold water running clear, can point to corrosion inside the tank.
Arizona water is hard. Minerals settle on the bottom of the tank as scale. The heater then has to work through that layer, and you may hear it. Scale shortens the life of a heater. Water treatment can slow it down on the next one.
If the hot water runs out much faster than it used to, or never gets fully hot, the heater may be failing. Sometimes it is a simple part. A plumber can tell you which.
If it is a small part, repair can make sense. If the tank leaks, or it is old and failing often, replacing is usually the better move. We install tank and tankless heaters. See water heater service.
